POSITION REPORTS TO:             Assistant General Manager, General Manager

JOB SUMMARY:        

Responsible for the management and supervision of the Maintenance and Grounds staff, to ensure timeshare units, as well as all common areas, are maintained to resort standards for optimal owner and guest satisfaction.  Responsible for maintaining a deferred maintenance program to reduce required emergency repairs.  Duties to include guiding staff on minor electrical, mechanical and plumbing repair.  Responsible for identifying problem areas, determining extent of repair effort and conveying to Assistant General Manager and General Manager extent of repair needs.  Responsible for training, supervising and scheduling of maintenance staff and grounds crew. Other duties as deemed necessary by management.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Provide general daily operations direction and periodic performance reviews for the Maintenance Department employees including Maintenance Technicians and Grounds staff. Purchase inventory needed for the team to complete preventative maintenance and to effect repairs in timeshare units and in common areas on the resort. Organize and keep track of stocked inventory. Inspect completed work for conformance to specifications and resort standards. Establishes work schedules and adjusts work procedures to meet projected occupancy schedules.  Initiates/suggests plans to motivate workers to achieve goals. Manages staff duties through the use of the work order system. Maintains time and unit repair records. Work directly with contractors to ensure proper maintenance of timeshare units, furnishings, and common areas. Assist Maintenance and Grounds staff in solving work problems. Suggests changes in working conditions and use of equipment to increase efficiency of crew. Cooperates in and enforces O.S.H.A. safety regulations, interprets company safety policies to workers. Participate in all required health and safety meetings/classes. Act as seasonal Hurricane Preparedness Coordinator for the resort to include coordination of Hurricane Preparedness efforts, assessment team direction and updates sent to homeowners and guests on an as needed basis. Assist with any special projects as assigned by General Manager, Assistant General Manager, or Director of Operations. Participates in all required health and OSHA safety meetings/classes. Performs any other various duties that may be assigned by the General Manager, Assistant Manager, VRI Director of Resorts.

Performance Expectations

Display a pleasant, professional and positive attitude at all times. Must be well organized and able to monitor and supervise multiple projects at once. Advanced knowledge of preventative maintenance measures for short term vacation properties. Ability to successfully lead a team to work efficiently and get projects completed in a timely manner. Ability to diagnose problems, troubleshoot and determine a course of action to efficiently complete a task and restore property to working order. Supervise maintenance and grounds staff to ensure work orders are getting created and completed in a timely manner. Provide bi-weekly updates on staff performance of work order creation and completion. Help to create and foster an environment of teamwork and pride in performance amongst all staff. Follow all rules and regulations set forth in the latest employee handbook, departmental policies and regulations.

PHYSICAL DEMANDS:

Physically able to walk/stand through an extensive facility, climb stairs and ladders as needed; work in extreme cold/heat as necessitated by local weather conditions. Must be able to lift 50 pounds.

WORK ENVIRONMENT: 

All weather conditions may be experienced. Environment may include exposure to fumes, chemicals, mold, and other possible allergens. Must be able to work at a desk for much of the workday.

QUALIFICATIONS:  

Minimum Education (or substitute experience) required:           

  • High school diploma or equivalent
  • Advanced knowledge of HVAC, appliance, plumbing or electrical repair preferred

Minimum Experience required:                           

  • 5+ years supervising staff in a related field

Skills Required:

  • Must have good oral and written communication skills
  • Excellent interpersonal skills
  • Outstanding organization and leadership skills a must
