Position Summary

As a member of the professional staff, contributes specialized knowledge and skill in a discipline (e.g. Accounting, Finance, Human Resources, Information Resources, Operations Planning & Support, Sales & Marketing) area to support team and/or department business objectives. Generally works under limited supervision, but within established guidelines, producing and analyzing more complex business information to assist in the decision making process.

Specific Job Summary

The Regional Sr. Project Manager - Capital Planning is accountable for the effective management of the Capital Assets of resort properties for a respective region, utilizing specific technical expertise and recognized practice. Duties will include: scheduling, design, cost management, value engineering, development of Procurement Consultant, RFP's (Request for Proposals) /evaluation of proposals/selection and management of those teams, product development, bidding and price negotiation with vendors, purchasing, delivery and adherence to design/technical standards/Brand Standards, within budgetary and schedule constraints.  The Regional Sr. Project Manager will drive reserve strategy for the region and will be responsible for establishing and maintaining brand standards by facilitating consistent approach to products processes, assessments, planning and implementation resulting in improved cost structures service and spend.  This position is responsible for executing approximately $15M - $25M in annual capital spending.

Specific Expected Contributions

  • Responsible to plan, coordinate, direct and supervise personnel, subcontractors, and vendors engaged on projects ensuring that they complete the work on time, within budget and to the quality specified.


Duties to include:

- Establish and maintain Master Progress Schedule
- Maintain Owner, architect, Subcontractor and Vendor relations
- Prepare Budget and Financial Reporting
- Setting up and maintaining of a regional contractor and vendor database
- Understand reserve study surveys and budgets
- Maintain General Contract and Subcontract Documents including AIA progress payment documentation
- Maintain Quality Assurance and Control
- Act as the main conduit between resorts and hence assist in cross-pollination of resources and standards
- Establish and monitor administrative procedures for the project
- Organize work and train staff organization on projects
- Keep informed on requirements for Insurance, Safety, Labor Relations, and Employee Relations, maintain EEO compliances, etc.
- Assure applications for payment and collection are properly disbursed
- Keep management informed on progress of project and budget
- Perform other duties and take on other responsibilities as required
- Lead competitive bid team
- Coordinate pre-construction for projects
- Participate in business development activities with past, current and prospective clients
- Manage self-perform/ direct work on projects
- Organize regular teleconferences with all Directors of Engineering staff at individual resorts
- Manage multiple project managers and superintendents
- Perform other duties as necessary

  • Analyze and update cost forecast where overall project budget/schedule requires amendment.
  • Present developed Capital Asset projects, budget/forecast, schedule, and issue key information.
  • Manage the approval process.
  • Complete and implement all BOM (Bill of Materials) changes and notify appropriate associates/departments of fabrication changes, costs and impact on delivery.
  • Resolve issues with the vendor community that impact project delivery schedule.


Generic Candidate Profile

Successful candidates should possess knowledge and experience and demonstrate strong leadership and relationship skills as follows:

Generally a professional position with specific knowledge in a discipline (e.g., Accounting, Human Resources, Information Resources).  College degree and/or relevant experience typically required.

Specific Candidate Profile

  • Four-year college degree with 4 years of formal engineering or architectural training and at least 5 years of building construction experience required.
  • Thorough knowledge of construction cost, scheduling, estimating and engineering principals and techniques, as well as accounting principles.
  • Familiar with various construction methods and materials, their characteristics, installation procedures and tolerances.
  • Familiar with building codes IBC, NFPA, NEC, ASME, ANSI and I-CODES (ICC)
  • Strong computer skills and familiarity with Microsoft office suite of programs.
  • Knowledge of GanttProject software (either Primavera or Microsoft Project).
  • Very strong English oral & written communication skills are a must.
  • Effective interpersonal and communication skills, within a project management-oriented team-based environment.
  • Experience in working with Designers and Project Managers and the ability to understand architectural/interior design drawings and supplier engineering drawings.
  • Detail-oriented self-starter with the proven ability to manage multiple projects in a dynamic, changing environment.
  • Proficiency with Microsoft Excel and Word and Project. 
  • "Peoplesoft" experience preferred
  • Established knowledge and understanding of region strongly preferred.
