Job Expectations:

Maintain and use all equipment in quality manner Maintain equipment operation log Be able to diagnose problems, troubleshoot and determine a course of action in order to efficiently complete a task and restore to working order Work days, nights, and weekends as required Be able to prioritize daily tasks Know and be able to perform job specific duties Become familiar with employee entrance and exit routes, package control, key control procedures, and emergency procedures Operate all tools in a safe manner with concern for one’s self and those around them Handle all hazardous materials in a safe manner  Be able to diagnose and repair heating and air conditioning Be able to repair and install new wiring, plumbing and general construction work Responsible for all major preventive maintenance and inventory as required Experience within the department in a semi-skilled or entry position for a sufficient period to have demonstrated technical expertise in skill required for this position. Implement and schedule preventative maintenance schedules Ability to read schematics, diagrams, and layouts General upkeep, preventative maintenance and minor repairs as needed to keep units in a like new working condition, to include but not limited to plumbing, painting, tiling, electrical, carpentry and furnishings replacement Experience in operating, repair and maintenance of all electromechanical systems installed in the resort Ability to refer to schematics, blueprints, drawings and manufacturers publication Must know fundamentals of building operation, maintenance and repair trades Must know operation and maintenance procedures for life support and fire alarm systems Must know and practice departmental key control Must know emergency procedures assigned to the Engineering Department Must Know and adhere to department work order control and preventive maintenance procedures Exterior painting and repairs as needed to parking lot, poolside area, buildings and walkways Preventative maintenance to equipment used by landscapers, housekeeping and maintenance Preventative maintenance on all guest rooms Organize and keep inventory of stocked replacement items Re-keys, replaces and repairs door locks as required Repairs or replaces stove burners as needed Replaces switches, plugs, circuit breakers and light fixtures, light bulbs and heating and air conditioning filters, fan belts on motors when needed Provides minor repair to door and gate hinges Oils and lubricates motors as needed Familiar with OSHA rules, resort rules and procedures


Record on a Work Request Form any problem or irregularities observed and not corrected Have an understanding of room key security Performs other duties as required Participate in all required health and safety meetings/classes Assist and perform any special projects as assigned by Supervisor Possess and keep on hand the following hand to tools for work assigned:

     Assorted straight blade screw drivers

     Assorted Phillips head screw drivers

     6” or 8” Crescent wrench                          10” or 12” Crescent wrench

     Set of Allen wrenches                               Needle nose pliers

Adjustable pliers (Channel Lock)                     Electrical wire stripers

     Side cutters or electrician pliers                Set of nut drivers

Set of open-box wrenches ¼”-1”                    14” pipe wrench

     3/8” drive socket set complete to 1”         Claw hammer

     Hacksaw                                                  Tape measure 10’-12’


Any other duties assigned by the Maintenance Supervisor

Knowledge, Skill and Experience:

Minimum Education (or substitute experience) required:          
  • High school diploma or equivalent
  • Certification in plumbing, pool maintenance, painting
  • HVAC and CPR certification preferred
Minimum Experience required:                 
  • 2+ years in a related field
Skills Required:
  • Must have good oral and written communication skills
  • Excellent interpersonal skills

Typical Working Conditions:

All weather conditions will be experienced. Environment may include exposure to fumes, chemicals, mold, and other possible allergens.

Equipment Used:

Vacuums, mops, cleaning chemicals, brooms/dustpans, carts, dusters, weight belts, knee protection, ladders, hammers, power tools, safety glasses/equipment

Essential Physical Tasks:

Physically able to walk/stand through an extensive facility, climb ladders as needed, drive vehicles of all types; work in extreme cold/heat as necessitated by local weather conditions. Must be able to lift 50 pounds.
