Responsible for all functions of the Financial Services department.  Supervises and directs all accounting and bookkeeping staff.  Directs and coordinates the preparation of financial statements and all supporting accounting transactions for VRI managed resorts.  Attends Budget or other board meetings as needed.  Prepares, or coordinates the preparation and distribution of, all budgets and year end audits and tax preparation.  Trains Board members as required regarding financial statements and budget review and analysis.  Performs on-site audits as needed.

Basic Responsibilities:

  • Reads, interprets and understands all budget line items.
  • Prepares or coordinates the preparation of all budgets following VRI format and concept.
  • Reviews Resort Financial Statements and supporting documents produced by individual bookkeepers.
  • Is a check signer on HOA bank accounts
  • Analyzes any monthly variances and determines what controls, if any, can be implemented.
  • Coordinates monthly and weekly reporting required by corporate accounting
  • Meets with staff on Financial Statement/Budget issues as needed.
  • Assists with HOA cash management
  • Coordinates reporting of current reserve expenditures with resort bookkeepers.
  • Coordinates the re-appropriation, reallocation and approval of reserve expenditures when necessary.
  • Prepares any special analysis requested by Board members and/or developer.
  • Prepares long-term cash position analysis of each resort.
  • Assembles data and coordinates proposed budgets with VRI V. P. of Finance, Director of Resorts, Resort Manager and Association CFO.
  • Attends Budget Approval Board Meetings as needed.
  • Revises Budget as requested by Board and prepares for printing and distribution to Owners.
  • Assists Board members in reading and understanding monthly financial and related schedules.
  • Assists Board members in understanding monthly Financial and supporting documents
  • Trains Resort Staff as required regarding on-site Revenue Deposits and Accounting Procedures.
  • Conducts periodic unannounced on-site audits at the various resorts including policies and procedures, cash on hand, and supplies and inventories.
  • Assists in the preparation of year-end reports for auditors.
  • Works with auditors during annual audit.
  • Assists the on-site bookkeeping functions at the various VRI managed resorts.

Qualifications:    Education and experience demonstrating a broad understanding of accounting principles.  Some supervisory experience in bookkeeping or accounting.  Prefer a background in accounting with either a resort property management firm, or some type of real estate development organization.  Ability to coordinate the operation of a large multi-faceted Financial Services department.  Knowledge of automated accounting systems, spreadsheet programs, word processing programs and experienced with on-line software packages.
