Responsible for the proper functioning of all units, as well as all common areas.  Responsible for implementing a deferred maintenance program to reduce required emergency repairs. Duties include minor electrical, mechanical, HVAC, and plumbing repair. Responsible for pinpointing problem areas, determining the extent of repair effort, and conveying to the General Manager the extent of repair needs. Responsible for supervising and scheduling additional maintenance staff as needed. Responsible for creating the scope of work and initiating the bid process. Responsible for hosting departmental meetings, purchasing supplies, monthly inventory controls, resort key control program, and departmental budgets. Responsible for organizing the safety program and training for all resort employees. Other duties as deemed necessary by management.

Essential Mechanical Duties and Responsibilities:

1.            Re-keys, replaces, and repairs door locks as required.

2.         Makes repairs to toilets, sinks, laundry rooms, sump pumps, faucets, and showers as necessary.

3.         Repairs or replaces stove burners as needed.

4.         Repairs or replaces exhaust fans as needed.

5.         Replaces switches, plugs, circuit breakers, and light fixtures as needed.

6.         Replaces light bulbs and heating and air conditioning filters when needed.

7.         Provides minor repair to door and gate hinges.

8.         Oils and lubricates motors as needed.

9.         Replaces fan belts on motors as needed.

10.       Minor HVAC repairs and replacement of units

11.       Orders repair and replacement material as needed and manages work order program

12.       Works weekends and holidays

13.       Perform any other various duties that may be assigned by the General Manager, Assistant Manager, or Supervisor.

Performs other duties as required, including:

  • Inspects completed work for conformance to specifications and resort standards.
  • Establishes work schedules and adjusts work procedures to meet projected occupancy schedules.  Initiates/suggests plans to motivate workers to achieve goals.
  • Maintains time and unit repair records.
  • Works directly with contractors to ensure proper maintenance of guestrooms and common areas and furnishings.
  • Reports problems, with a solution or resolution, to resort management.  Assists workers in solving work problems.
  • Suggests changes in working conditions and use of equipment to increase the efficiency of the crew.
  • Provides monthly training topics to improve team knowledge and skillset
  • Cooperates in and enforces O.S.H.A. safety regulations, interprets company safety policies to workers. Participate in all required health and safety meetings/classes.
  • Conduct themselves in a professional manner at all times.
  • Follow all rules and regulations set forth in the latest employee handbook.

Knowledge, Skill, and Experience:

Minimum Education (or substitute experience) required:           

  • High school diploma or equivalent
  • CPR certification preferred
  • Certification in carpentry or painting preferred
  • Certification in CPO required
  • HVAC or plumbing certification required

Minimum Experience required:                          

  • 4+ years in a related field with a Manager title

  • Must have good oral and written communication skills
  • Excellent interpersonal skills
  • Excellent organizational skills
  • Must have good Microsoft Word skills, Excel skills, Email skills, and familiarity with Payroll Systems
  • Must be familiar with bidding processes and budgetary processes
  • Must be good at training and leading team members while promoting a positive environment
