As the Director/property manager for condominium associations under management contract with the various entities under ILG, position provides full administrative oversight for condominium association which includes all aspects of condominium association operations and provide support to the Vice President/department development and growth. 

Job Responsibilities: 

Provide support to the Vice President and department development and growth initiatives.

Oversee all areas of management & administration of the AOAO properties assigned.

Review and approve invoices, as necessary.  Review and assists with finalization of monthly financial reports.  Assists with final review of year end audits.

Prepare and finalize with onsite management assistance budgets for presentation to the Boards.

Reserve Studies

  • Prepare and finalize with onsite management assistance
  • B.         If study being performed by outside vendor, review and finalize
  •  C.       Send to Board members.

Prepare agenda for Board meetings/attend meetings/complete minutes (may require some evening meetings).

Assist in the collection matters and coordinate with the Board if necessary.

Handle owners inquires relative to all matters pertaining to the association.

Review and finalize all contracts and all leases of commercial or common areas.

Review and approve personnel items with HRM assistance.

Perform other duties as assigned.

Job Qualifications: 

  • 4-year degree/diploma in business, accounting, administration preferred. 
  • Experience
  •  5 or more years’ experience in property management.  Also proficient in word & excel.
  • Licenses/Certifications
  • Certified Manager of Community Association (CMCA), Professional Community Association Manager (PCAM), Real Estate License preferred (but not necessary).

Management Activities: 

  • Interview, select and train employees (as required by client, through contract)
  • Set and adjust their rates of pay and hours of work (through Board direction)
  • Direct the work of employees
  • Appraise employees’ productivity and efficiency for the purpose of recommending promotions or other changes in status
  • Handle employee complaints (accordingly with HR manager)
  • Discipline employees (accordingly with HR manager)
  • Assist General Managers (as requested) to plan on-site work
  • Control the flow and distribution of materials or merchandise and supplies (work with GM’s)
  • Provide for the safety and security of the employees or the property (work with GM’s)
  • Prepare and propose fiscal budget to the Board’s/AOAO’s
  • Monitor or implement legal compliance measures (working with legal counsel)
  • Travel potential up to 15%
